The Old Stables sleeps a maximum of two adults. The number of persons occupying the cottage may not exceed
those named on the booking form and we reserve the right to refuse admittance
and revoke the booking, without refund, if this condition is not met.

We regret that smoking and pets are not allowed in the
cottage at any time.

All bed linen and towels are provided (except beach
towels) and changed weekly.
We ask you please NOT to take the cottage towels for use on the beach.

The letting charge includes the cost of heating and
electricity.

The letting period normally runs from Saturday to
Saturday, but alternative
periods and extra days may be booked, if they are available, by arrangement. The cottage will be
available from 3pm on the day of arrival and must be vacated by 10am on the day
of departure.

A non-refundable deposit of £100 for each week reserved is payable at time of booking, with the
balance due 6 weeks before your holiday commences. Deposits and balance must be
by cheque, postal order or PayPal; we are not able to accept credit card
payment. If the balance remains unpaid after the due-date, we reserve the
right to cancel the booking and re-let the property. The deposit will then
be forfeited.

We strongly recommend that you take out insurance against
cancellation of your holiday as it is an express condition that the whole of
the rent is payable even if you are unable for any reason to take up your
reservation in full or in part. In all cases, the deposit will be forfeited.
However, if you provide us with sufficient written notice of a cancellation,
we will endeavour to re-let the property and if successful we will return
your money, less deposit. If we are unsuccessful, you will remain
responsible for the full rent.

The cottage and its contents are insured but our policy
does NOT cover your personal belongings - please make sure your holiday
insurance provides adequate protection for yourselves and your belongings.
We will not be liable for any loss or damage to any goods or property
belonging to yourselves, howsoever that damage or loss is caused (including
negligence). The use of amenities provided is entirely at the user's risk.

We have described and advertised our cottage in good
faith; if on arrival at the property you do not consider that it is fit for
your use, please advise us (or our representative) immediately so that an
on-the-spot investigation can be made and, if appropriate, matters put right.
We cannot accept claims for compensation after your stay has ended, or where
you have not given us an opportunity to put matters right during your
stay.

You are responsible for the property and are expected to
take reasonable care of it and to pay for any losses or damages to the
property (except reasonable wear and tear) unless the costs can be fully
recovered under our own insurance. The property and all its equipment must be left
clean and tidy and in the same good condition at the end of the holiday
period. You must allow us to enter the property to undertake any necessary
maintenance. Occasionally accidents happen - should you lose or damage something belonging to the cottage
during your stay, please replace it or let us know if this is not possible.
All losses must be paid for.

If the holiday property should not be available owing to
damage by fire or storm or for any reason outside our control, we will
refund the full amount of any payments made by you, but our liability is
limited to the refund of those payments.

You must return the key of the cottage to us, or our
representative, immediately at the end of your holiday period.
